Gestión de la información en la operación del pabellón de ingeniería civil de una universidad del área de Lima – 2024

La operación y el mantenimiento de los edificios universitarios se enfrentan a un deterioro acelerado debido a la falta de planificación preventiva y gestión de la información, lo que afecta la funcionalidad y el confort de sus ocupantes. Esta investigación busca determinar la influencia de la gestión de la información en la operación del Pabellón de Ingeniería Civil de una universidad del Cercado de Lima. La investigación fue básica, con un enfoque cuantitativo, un diseño no experimental y un alcance descriptivo-comparativo. Se aplicaron cuestionarios estructurados a 145 estudiantes, 15 docentes y 6 administrativos, y se realizaron encuestas al personal de mantenimiento y al jefe de la Oficina de Servicios Generales. También se integraron sensores ambientales de bajo costo conectados a una placa Arduino para medir variables físicas como temperatura, humedad, CO2 y compuestos volátiles.
Los resultados descriptivos mostraron insatisfacción con el confort térmico y acústico, así como deficiencias en la ventilación natural, especialmente desde la perspectiva de estudiantes y docentes.Estas percepciones fueron respaldadas por mediciones in situ, donde la temperatura alcanzó los 29,3 °C y la humedad descendió al 63 %, lo que evidencia acumulación térmica. Desde el punto de vista institucional, se identificaron deficiencias en la planificación y trazabilidad del mantenimiento, con comunicaciones informales y ausencia de auditorías. En conclusión, se demuestra que la gestión de la información y la participación activa de los ocupantes son clave para una infraestructura educativa eficiente y sostenible, siendo necesario implementar protocolos formales, tecnologías digitales y mecanismos de evaluación continua.
